The housing market in Horseshoe Ridge started the year out a little slower but is rapidly catching up! There were 7 homes that sold in the first quarter of 2017, there are 5 that are currently under contract and there is one active listing. The average sales prices increased over $35,000 from the first quarter of 2016 to this year. The average price/sq ft total increased just over $5/sq ft as well. Below are the numbers of the first quarter compared to the first quarter of this year.

For some time now the Horseshoe Ridge market has lagged behind similar homes in Parker in both days on market and price per sq ft. The only things I could attribute this trend to was our lack of amenities and the overall appearance of the community. Recently the HOA has done a ton of work on the appearance of the neighborhood and it is paying dividends for homeowners! There are currently 5 homes that are currently under contract and those homes went under contract in an average of 4 days, and the average price/sq ft total is $143/sq ft which is a huge jump compared to the first quarter. I finally feel like our neighborhood is on an even playing field with the rest of Parker. This is a great trend that will hopefully continue through the spring, summer and into the future.
